Lucknow: In good news for those looking to invest in real estate in Lucknow, the Lucknow Development Authority (LDA) launched a lottery scheme earlier this month to sell plots in the Uttar Pradesh capital for the first time in decades.
The LDA has unveiled plans to develop two modern townships – Wellness City and Education City. These cities, located in prime areas of Lucknow, will offer affordable plots to residents. Equipped with parks, universities, medical colleges, and state-of-the-art facilities, they promise to be landmark developments.
Buying plots in Lucknow: Where and how to apply
LDA vice chairman Prathamesh Kumar has confirmed that registrations for plots in both Education City and Wellness City will start soon.
Although the process hasn’t begun yet, all relevant updates will be made available on the official LDA website (https://www.ldaonline.co.in) on the day of launch. Interested buyers will be able to apply for their preferred plots directly online.
The allocation of plots will be conducted through a lottery system. For the first time in 20 years, LDA will distribute plots via this method, ensuring a fair and transparent process for all applicants.
Mohan Road plots in Lucknow: Affordable with modern facilities
The LDA is set to develop Education City along the Mohan Road. The layout for this project is already prepared, and plans include the establishment of a university. Under the Mohan Road Scheme, affordable plots will be offered in Sectors 3, 4, 6, and 7.
A total of 1,617 plots will be developed, ranging in size from 112.5 to 450 square metres. The project has already received RERA registration.
In addition to residential plots, Sector 4 will feature 22 group housing plots for flats and 18 large parks to provide comprehensive amenities for residents. Construction activities, including roads, drainage, and sewer systems, are progressing rapidly.
Prathamesh Kumar confirmed that all basic infrastructure in Education City will be completed soon, following which the registration process will commence.
Wellness City: High-tech township with over 2,000 plots
Wellness City is being developed along the Lucknow-Sultanpur Road. This high-tech township will feature 2,000 plots of various sizes and 10,000 flats. Spread across 1,300 acres, Wellness City will house a medical college, meditation centres, a super-speciality hospital, and a Vipassana centre. Additionally, the famous Aminabad medicine market will be relocated to this township.
The layout is finalised, and construction has already begun. Around 77 acres will be designated for plot development, while 362 acres will be allocated for group housing. Over 204 acres of the township will be covered in greenery, with parks occupying a significant portion. The land acquisition process is nearing completion, and the development of the colony will commence soon.
Price of new plots in Lucknow Mohan Road scheme
While the exact rates for plots and flats are under review at the state government level, LDA sources suggest that the estimated price for plots in both townships could range between Rs 2,200 and Rs 3,000 per square foot.
If these estimates hold, applicants who secure plots through the lottery will stand to gain significantly, as current property prices in these areas range from Rs 3,500 to Rs 5,000 per square foot.
